This week we learn the ins and outs of maintaining a compliant portfolio by learning some of the most bothersome laws note investors face. From Dodd Frank to the BCFP (formerly CFPB), RESPA and TILA.

WEEK 4: The One Skill You Need To Create Profitable Loans That Will Have Investors Begging To Buy From You (Underwriting 101 Module)

This is one of the MOST important modules in the entire course. Anyone can throw numbers around to make a payment from a rate and sales price, but what about the long-term success of a loan?

In this module we cover pre-underwriting requirements like finding the right borrower, selecting the right security instrument and creating terms that ensure successful performance for years to come.

WEEK 5: I Show You How To Become A Master Broker By Learning How Price Loans Like A Million-Dollar Trade Desk (Pricing & Evaluation 101 Module)

We’re halfway through the Foundation Training and the gloves are coming off! This week we are going to use the previous week’s lessons in underwriting as a guide to dive deep into evaluation and pricing.

We’ll answer questions like: “What determines a good note from a bad one?” “What kind of yield should I look for on certain deals?” and “How do I quote/sell a partial?”

WEEK 6: How to Avoid Getting Suckered Into a Bad Deal And Cut Through Any Tape Like A ~~Ninja~~ Spy (Due Diligence 101)

Let’s face it, without proper due diligence, you can lose your shirt on a deal and become the victim of less-than-scrupulous slicksters in the business who are more than happy to dump their bottom-barrel assets on you.

This is the largest module in the entire training for good reason. We cover initial and formal due diligence, the three strategies for filtering through a tape and shift our focus to due diligence on a microscopic level, evaluating collateral, borrowers, taxes, title and more!

WEEK 7: Move Assets From Tape To Portfolio Quickly With Your Own Closing System (Closing 101 Module)

If you’re a fan of the podcast, you may be familiar with the acronym F.A.A.C.T.S. for the closing process. In this module, I introduce the same training I use to teach my assistants and contractors so they can handle the closing process for me.

Purchase & Sale Agreement audits are also covered in this module and a you’ll get the tools to track your closings as we cover realistic timelines and step-by-step processes from funding to boarding at a servicer.
